This project is prime located in one of the busiest shopping streets in London, on the east side of New Bond Street at the junction with Conduit Street. The site is 760m² consisting of a retail unit distributed across two levels of retail space and a first floor office space within a seven-storey prominent corner building. The project works consist of the refurbishment of the existing three stories of the building to include: new shopfront façades, new windows and works to the existing façade, a reinforcement of the first floor slab to meet retail loads, new internal circulation core (stair and customer lift), new internal walls/partitions and ceilings, and a bold internal fit-out and contemporary finishes to the retail sales store. Back of house, new stock rooms and external plant rooms with new MEP services, fixings & structural works associated with the first floor reinforcement and new vertical circulation have also been added. The challenge has been working in and around the existing structural steel and connecting new steels into the existing columns to create and support the new space. The logistics of bringing large steel beams into site across New Bond Street (there is no parking provision) and orchestrating concrete pumps and delivery lorries around the accommodation of full pedestrian circulation was carried out by our highly experienced site team. Balenciaga opened in Spring 2022 and is showcased widely in the architectural and design press.
